  • Draft Assured Shorthold Tenancy Agreement and counsel all parties of the terms
  • Deposit registration and serving prescribed information
  • Utility notification and registration
  • Quarterly inspections and report to you and your tenant with any suggested works
  • Collect and account for received rent producing monthly and annual statements
  • Mediate tenant queries and issues, advise or arrange remedial works to satisfy
  • Investment reviews, Look at your investment performance to ensure efficiency and profitability
  • Complete facilitation of maintenance work using our panel, or your suggested contractors
  • Final inspection to ensure that any variation from the inventory is documented and deducted from tenants deposit and arrange deep clean/ remedial work where necessary
 
Tenant Find Service    
                       
£400+VAT deduction of the first month’s rent. ( or two weeks rent which ever is greater)
 
  • Appraise the property and advise on any compliance and regulations
  • Advertise and market the property in order to generate interested tenant
  • Accompany all viewings to find and select the most suitable tenant
  • fully reference and interview the proposed tenant.
  • Thorough inspection in order to draw up a detailed inventory (subject to further cost)
  • Register your deposit with The Deposit Protection Service
  • Organise for all certification including Energy Performance, Gas Safety and PAT testing. (certificates subject to further cost)
  • Collect first month’s rent & deposit, account for and pay balance to you
  • Set up standing Order for all further payments
  • File handover and introduction for further communication with tenants.
