In our latest video we speak with Craig Bowling from VeriSmart about the benefits of an independent professional inventory and checkout report.

The reports are a valuable tool for landlords, letting agents, and tenants, helping to ensure a fair and transparent tenancy and protecting the property from damage.

The benefits to having a professional report are:

1. Evidence in disputes: An inventory report can be used as evidence in case of disputes between landlords and tenants, especially related to damage or missing items.

2. Independence: By using an independent party such as a professional inventory company you remove any potential bias from the report making it easier to accept as evidence in a dispute.

3. Reduced deposit disputes: With an inventory report, both landlords and tenants can agree on the condition of the property and its contents at the start of the tenancy, reducing the likelihood of disputes over deposit deductions at the end of the tenancy.

4. Peace of mind: A thorough inventory report gives landlords peace of mind that their property is protected against damage or missing items, and helps tenants to avoid being charged unfairly for damage they did not cause.

5. Better property management: An inventory report can help landlords to identify potential maintenance issues or hazards before they become more significant problems, leading to better management of the property.

Christopher Shaw Residential works with professional inventory company to protect your interest before, during, and after a tenancy.

Tenants are sent a digital copy of the inventory after which they have seven days to make any comments or add photos, before being closed for comments and taken as an accepted reflection of the property. A copy is then retained as evidence.

At the end of the tenancy the process is repeated in the checkout inspection and can be used as evidence in deposit claims.
